Apartment rent is getting more expensive: where is the most expensive housing in Ukraine

According to the statistics agency, Zakarpattia Oblast remains in first place in terms of rental costs, although rent has fallen by 7.8% to UAH 11,738.

Lviv Oblast is in second place. Rent has fallen by 10.0% since the beginning of the year to UAH 10,614.

Rivne Oblast is in third place, where rent has increased by 36.6% since the beginning of the year to UAH 9,830.

In Kyiv, rent has increased by 4.8% since the beginning of the year to UAH 9,142. The capital retains fourth place in terms of cost.

Rent prices are rising in western and some central regions of Ukraine. The lowest prices are in Kherson (2,831 UAH), Sumy (3,289 UAH) and Mykolaiv (3,597 UAH) regions.

Market situation

Earlier, the NBU said that housing rent would become more expensive in 2024. Rental rates are being increased, including in rented housing. The ratio of prices and rent fluctuates around the long-term average, which indicates stabilization of the secondary market segment in Kyiv. Currently, the average cost of an apartment in the capital is equivalent to ten years of rent.

Housing prices

As reported by RBC-Ukraine, in 2022, the rent for a 1-room apartment increased by 32.7% to 5,699 UAH. After the start of the war, Lviv region came out on top, where rent increased by 2.1 times.

In 2023, the average monthly rent for a 1-room apartment in Ukraine increased by 15.9% to UAH 6,605. The Zakarpattia region came out on top, with rents increasing by 46.2%. At the beginning of 2024, the Lviv region came out on top again, but then dropped back to second place.
